Gramercy Property Group is a privately held real estate investment and development firm, founded in 2006 by Jon Goldberg. Gramercy specializes in re-developing and re-positioning retail and mixed-use properties. GPG currently owns or co-owns 12 commercial properties comprising approximately 1.5 million square feet in eight states. We create desirable communities for our tenants and long-term value for our investors by focusing on well located properties with stable occupancy and cash flow characteristics. We utilize appropriate levels of financing and lock in 10-year fixed rate debt in order to pay our investors above average yields each quarter.

Jon Goldberg

Jon Goldberg has invested over $1 billion (equity) in dozens of assets throughout the U.S., including several commercial buildings in Manhattan. Through two firms he co-founded, Gramercy Property Group (2005) and Turtle Bay Partners (2013), Jon has acquired $150 million of income producing properties in the eastern half of the US. Prior to 2005, Mr. Goldberg ran Artery Capital Group, the investment arm of The Artery Group, a diversified real estate developer headquartered in Bethesda, Maryland. Mr. Goldberg started investing in real estate as a principal for Goldman Sachs/Whitehall Funds and later for Credit Suisse First Boston Principal Transactions Group. Mr. Goldberg has a Master’s degree in Business Administration from Harvard University and a Bachelor’s from Tufts University.

Joe Cogan

Joseph Cogan brings approximately 20 years of experience in the fields of real estate and finance to Gramercy Property Group (GPG). Joe is an experienced asset manager, property manager, analyst and acquisitions professional bringing experience from all facets of the real estate industry. With oversight of asset management and acquisitions, Joe is responsible for managing a $150 million portfolio of 11 properties in 8 states representing 1.5 Million square feet and expanding GPG’s footprint of retail, industrial, multifamily, and flex/office properties. Joe leads GPG’s process in identifying new investments with either in place income or offering upside through value added opportunities. Most recently, Joe worked at Lee and Associates spearheading the development of an investment sales division in New York City. Joe’s focus was on off-market sales opportunities in the retail, office, multifamily and development asset classes. Prior work experiences includes analytic, trading, and/or professional positions at Town Commercial, Louis Capital Markets, Collins Stewart and Bear Stearns.

Todd Muhlfelder

Todd Muhlfelder is a senior member of the firm and has been with Gramercy for the last 3 years. Todd oversees the accounting department, coordinates financial reporting to investors and lenders and is actively involved with all financial transactions. He is also directly involved in the asset management of Gramercy’s portfolio. Todd has more than 18 years of experience in the commercial real estate industry on projects ranging across all of the major asset classes and asset types. For more than 10 years, Todd was an industry leader on the Principal side of the highly specific niche class of medical and healthcare-focused real estate having been directly involved in the acquisition, financing and disposition of more than $750 million in transactional value during that time. Todd has also spent more than 5 years asset managing a portfolio of historical assets in New York City and Los Angeles, including several iconic office buildings within those markets. Todd is a graduate of Cornell University, where he received a Bachelor of Science in Policy Analysis and Management with a concentration in Healthcare Economics.
